Part one · What coverage excludes

Exclusions

An exclusion is a provision—not the whole policy.

An exclusion removes coverage for a specified cause, loss or circumstance. To understand its effect, read it alongside the coverage grant, definitions, conditions, endorsements and any exceptions. Four different concepts

Exclusion: removes specified coverage.
Limit: caps an available amount.
Deductible: your applicable share of a covered loss.
Condition: a requirement in the policy.

These are not interchangeable reasons for reducing or denying payment.

Read the exception, too.

An ensuing-loss or resulting-loss provision may preserve coverage for subsequent damage even when the original defect is excluded. It does not automatically cover every consequence or the defect itself. The actual language and applicable law matter.

Every loss has its own circumstances

The same event does not mean the same coverage.

Fire, water, storms and other property losses may involve different exclusions and policy terms. A short summary or a single phrase does not explain how the entire policy applies.

Part two · How much the policy pays

Limits & Sublimits

First determine whether coverage applies. Then identify the applicable dollar cap, which expenses share it, and how it applies across losses.

A limit is not an exclusion.

A coverage limit is the maximum payable under the applicable coverage, subject to its terms. A sublimit is a narrower cap for a category, item or expense. It often sits within a broader limit rather than adding to it. Read the endorsement to see how the amounts interact.

Per occurrence: a cap tied to an occurrence as defined in the policy.
Aggregate: a combined cap over the period or grouping specified in the policy.
Per item or person: a cap applying to the specified unit.

Mold: read the whole endorsement.

Where mold or fungi coverage applies, an endorsement may limit particular expenses and define which costs share that limit. The treatment of related expenses depends on the policy wording.

Mold coverage and dollar limits vary by policy and endorsement. UCAG explains the applicable provisions as part of your claim review.

“Limit of liability” has two meanings to distinguish.

On a property endorsement, “limit of liability” can simply mean the insurer’s maximum payment for that coverage. It does not automatically mean personal liability coverage for harm to someone else.

Part three · Changes to your policy

Additional Coverage & Endorsements

Additional protection may already be included—or require a change.

Review the policy’s additional coverages and attached endorsements. Depending on the policy, an endorsement may add protection, increase a limit, change a deductible, or restrict coverage. A separate policy may be needed for some risks. Do not assume an endorsement always expands your protection.

State-specific provisions also change the wording.

Your policy may include a state-specific form titled “Special Provisions,” “State Changes,” or an amendatory endorsement. These forms modify specified parts of the base policy and need to be read together with it. Titles and changes vary by insurer, state, policy type and edition.
